The Bond Ranch is a 3,000 acre, $100 million property. The property has a Planned Area Development approval, which allows for the build out of golf courses, 3,800 single family residential lots, commercial areas, and an abundance of landscaped open space. We are working with the Town of Chino Valley on our preliminary plat approval prior to development.

Duncan Place is a new condominium project located in the University District of Seattle. This 63 unit project broke ground in the fall of 2007. The Duncan Place condominiums will feature 18 studios, 36 one bedroom, and nine two bedroom units within a secured six story building. Marketing studies have shown a shortage of new and resale housing in the University District and a growing trend of parents buying condominium units for their children who are students at the University. Construction is scheduled to be complete in early 2009.

Base Capital provided financing for and subsequently acquired approximately 80 acres of single-family residential property on Fox Island and nearby Gig Harbor. The final remaining Fox Island parcel received preliminary plat approval in April 2007 for an exclusive 12-lot high end development. Site work is underway and we have met with a number of realtors to determine pricing and create a marketing strategy.

Phase I of the community (150 units) was completed in 2004. Phase II (100 units) will be complete in 2006.

Base Capital business partner Dave Sjule has been working on a design plan with his architects and engineers along with the City of Yakima. The current plan includes 86 condos, 100 apartments, 70 senior living units and approximately 12,000 sq ft of commercial. Construction is anticipated to begin late summer 2008.

The Boise Hawks are the short-season Single-A affiliate of the Chicago Cubs. Boise Hawks Baseball Club added three new members to the ownership group in 2007, its first full year of operation under Boise Baseball, LLC. BHBC owns a 40% interest in Boise Baseball, following the sale of a 60% interest in the team in late 2006. We are currently in preliminary discussions with the cities of Boise, Nampa, and Meridian regarding the construction of a new stadium.
